Business Development Lead – Facility Management

---

Report

Description

We are looking for an experienced and commercially driven Business Development Lead to grow our Facility Management business across Saudi Arabia.

This is not a desk-based sales role. We are looking for someone who is active in the market, regularly meeting clients, conducting site visits, developing opportunities, and closing contracts.

The primary objective is clear: build a strong pipeline and convert qualified opportunities into profitable, signed contracts.

Key Responsibilities
Generate and develop new business opportunities across the Saudi market.
Conduct regular on-ground client meetings, facility walkthroughs, and site visits.
Build relationships with property owners, developers, facility managers, asset managers, procurement teams, hospitality operators, corporate clients, and key decision-makers.
Manage the complete BD cycle from prospecting and qualification through proposal, negotiation, and contract award.
Understand client operational requirements and identify opportunities where our services can create measurable value.
Coordinate with internal teams to develop appropriate technical and commercial solutions.
Lead client presentations, commercial discussions, negotiations, and deal-closing activities.
Manage RFQs, RFPs, tenders, prequalification opportunities, and commercial proposals.
Maintain a structured sales pipeline with clear opportunity values, stages, probabilities, expected closing dates, and next actions.
Develop existing accounts through cross-selling and additional service opportunities.
Maintain ownership and consistent follow-up until each opportunity reaches a clear commercial outcome.
Working Domains

The role will primarily cover Integrated Facility Management (IFM) and related services:

Hard FM: MEP, HVAC, electrical, plumbing, preventive and corrective maintenance, building fabric, technical services, and asset management.

Soft FM: Cleaning, deep cleaning, façade and glass cleaning, kitchen and exhaust cleaning, waste management, pest control, landscaping, hygiene, and specialized services.

FM & Management Solutions: Integrated Facility Management, CAFM/FMS, SLA/KPI management, FM mobilization, vendor management, facility assessments, community/HOA FM support, and related property and operational services.

Who We’re Looking For

We are looking for a commercial closer, not simply a sales coordinator.

The ideal candidate should have:

5–10+ years of relevant Business Development or B2B sales experience.
Strong experience in Facility Management, O&M, property services, MEP, cleaning, hospitality, real estate services, or related industries.
A proven track record of developing opportunities and closing B2B contracts.
Strong knowledge of the Saudi market and preferably an established professional network.
Strong negotiation, presentation, and client-facing capabilities.
Experience engaging directly with senior decision-makers.
Understanding of RFQs, RFPs, tenders, proposals, costing, and commercial negotiations.
Ability and willingness to spend significant time on the ground visiting clients and developing opportunities.
Strong pipeline management and follow-up discipline.
Strong English communication skills; Arabic is highly advantageous.
Compensation

Salary: Up to SAR 25,000 per month, depending on experience, market knowledge, network, and demonstrated commercial performance.

Commission: 5% on every successfully secured contract, subject to the company’s approved commission structure, eligibility requirements, and client payment collection terms.

The successful candidate will have continuous support from Management and the Chief Growth Officer (CGO) throughout the business development cycle, including technical solution development, costing, pricing strategy, proposals, negotiations, executive-level meetings, and major deal closure.

How We Define Success

Meet clients. Build relationships. Identify opportunities. Understand requirements. Develop the right solution. Negotiate. Close contracts. Grow accounts.

If you understand the Facility Management market, know how to reach decision-makers, and have a proven ability to turn opportunities into signed contracts, we want to hear from you.
