Job Summary:
The Projects Manager (Fit-Out) is a senior executive role responsible for the overall strategic direction, operational oversight, and successful delivery of all fit-out projects within the company. This individual will lead and manage a portfolio of projects, overseeing a team of Project Managers and their respective project teams. The Projects Manager ensures that all projects are delivered to the highest standards of quality, within established budgets and schedules, and in full compliance with contractual obligations, regulatory requirements, and the company's strategic objectives. This role requires exceptional leadership, strategic planning, client relationship management, and a deep understanding of the fit-out industry in Riyadh and Saudi Arabia.
Key Responsibilities:
1. Strategic Leadership & Portfolio Management: * Develop and implement the overall project delivery strategy for the fit-out division, aligning with the company's business goals and growth objectives. * Oversee and manage the entire portfolio of fit-out projects, ensuring optimal resource allocation, risk management, and successful execution across all concurrent projects. * Establish and refine project management methodologies, processes, and best practices to enhance efficiency and effectiveness. * Provide strategic input for business development, bid proposals, and client presentations, particularly for large or complex projects.
2. Project Oversight & Governance: * Provide high-level oversight and guidance to Project Managers, ensuring adherence to project plans, budgets, schedules, and quality standards. * Review and approve critical project documents, including master schedules, budgets, risk registers, and major change orders. * Conduct regular project performance reviews and audits, identifying potential issues or deviations and implementing corrective actions at a portfolio level. * Ensure strict compliance with all contractual terms, local regulations (e.g., Riyadh Municipality, Civil Défense, SEC), and international standards. * Facilitate effective communication and coordination across multiple projects and departments (e.g., estimation, design, procurement, finance).
3. Financial & Commercial Management: * Manage the overall financial performance of the projects division, including budgeting, forecasting, revenue recognition, and cost control. * Analyse project profitability, identify areas for improvement, and implement strategies to optimize financial returns. * Oversee the commercial aspects of projects, including contract negotiation, claims management, and client invoicing. * Approve major procurement decisions and subcontractor appointments within established authority limits.
4. Team Leadership & Talent Development: * Lead, mentor, and develop a high-performing team of Project Managers, Engineers, and other project staff. * Foster a culture of excellence, accountability, collaboration, and continuous improvement within the projects division. * Conduct performance appraisals, identify training and development needs, and implement succession planning for key project roles. * Drive employee engagement and retention strategies within the projects team.
5. Client & Stakeholder Relationship Management: * Cultivate and maintain strong, long-term relationships with key clients, consultants, and strategic partners. * Act as a primary escalation point for clients regarding project-related issues, ensuring effective and timely resolution. * Represent the company at high-level meetings, industry events, and client presentations. * Ensure client satisfaction and secure repeat business through exceptional project delivery and relationship management.
6. Quality, Health, Safety & Environment (QHSE): * Establish and enforce a robust QHSE culture across all projects, ensuring compliance with company policies and local regulations. * Oversee the implementation of effective QHSE management systems and conduct regular audits. * Promote best practices in sustainability and environmental management within projects.
7. Innovation & Continuous Improvement: * Champion the adoption of new technologies, methodologies, and innovative solutions to improve project delivery efficiency and quality. * Drive continuous improvement initiatives based on lessons learned from completed projects. * Stay abreast of industry trends, market conditions, and competitor activities in the Construction sector in Saudi Arabia.
Key Accountabilities:
1. Overall Project Portfolio Performance: * Accountable for the successful delivery of the entire portfolio of fit-out projects on time, within budget, to specified quality standards, and exceeding client expectations. * Accountable for the overall profitability and financial health of the projects division.
2. Strategic Execution & Growth: * Accountable for the effective implementation of the company's project delivery strategy and contributing significantly to the company's growth objectives in the fit-out market.
3. Client Satisfaction & Business Retention: * Accountable for achieving and maintaining exceptionally high levels of client satisfaction across all projects, leading to strong client relationships and repeat business. * Accountable for enhancing the company's reputation as a leading fit-out contractor.
4. Talent Management & Team Capabilities: * Accountable for building, developing, and retaining a highly competent and motivated project management team capable of delivering complex fit-out projects. * Accountable for the overall performance, productivity, and professional development of the projects division staff.
5. Risk Management & Compliance: * Accountable for identifying, assessing, and mitigating strategic and operational risks across the project portfolio. * Accountable for ensuring full compliance with all contractual obligations, local regulations, and internal policies across all projects.
6. QHSE Leadership: * Accountable for ensuring the highest standards of Quality, Health, Safety, and Environmental performance across all projects, fostering a zero-incident culture.
Qualifications & Experience:
Bachelor’s degree in architecture, Interior Design, Civil Engineering, Construction Management, or a related field. Master's degree is highly preferred.
Minimum of [07-10] years of extensive progressive experience in project management within the construction industry, with a significant portion (at least 03-05 years) in a senior leadership role overseeing multiple projects or a projects division.
Proven track record of successfully managing and delivering a diverse portfolio of large-scale and complex interior fit-out projects in Riyadh or the KSA market.
In-depth knowledge of all aspects of fit-out project lifecycle, including design management, procurement, construction, MEP coordination, cost control, and quality assurance.
Strong understanding of Saudi Arabian building codes, regulations, permitting processes, and business practices.
